1. Smell Test

  • Check for musty, damp, or earthy smells: Walk through your home and note any areas where you notice a moldy scent. Pay close attention to bathrooms, basements, and kitchens.


2. Check for Visible Mold

  • Look for mold growth on walls, ceilings, and floors: Mold can appear as black, green, or white spots. It may look fuzzy, slimy, or discolored. Focus on areas with high humidity or water exposure.

  • Inspect hidden areas: Behind furniture, appliances, or under carpets where mold might be growing out of sight.


3. Moisture Problems

  • Inspect for water damage: Check for water stains, leaks, or signs of water intrusion, especially in walls and ceilings. Look for condensation on windows and pipes.

  • Check plumbing for leaks: Inspect visible pipes for leaks, drips, or moisture around fixtures.


4. HVAC System Check

  • Smell HVAC air: When your HVAC is running, take note of any musty odors.

  • Check the air filters: Look for any visible mold growth on filters or the inside of the unit.

  • Inspect ductwork: Check if there are any signs of mold growth or water stains on the duct system.


5. Look for Warping or Bubbling

  • Inspect walls, ceilings, and floors: Look for warped, bubbling, or cracked surfaces which could indicate moisture trapped behind materials.

  • Check flooring: Floors that feel "squishy" or show signs of water damage should be addressed immediately.


6. Check Insulation

  • Inspect attic insulation: Look for uneven, lumpy, or wet insulation, which can indicate mold growth due to leaks or poor ventilation.

  • Look for mold in crawl spaces: These areas can be damp and prone to mold growth. Check for any signs of water damage or moisture buildup.


7. Ventilation and Humidity Levels

  • Check for excess humidity: If your home feels damp or if condensation forms easily on windows, it's a sign that mold could be growing in hidden areas.

  • Use a hygrometer: Measure humidity levels; anything over 60% is an environment where mold can thrive.


8. Inspect Bathroom and Kitchen Areas

  • Look for mold in tile grout: Pay extra attention to areas with high moisture levels like bathrooms and kitchens. Mold loves damp places like behind shower walls, under sinks, and around toilets.

  • Inspect under the sink: Check for leaks or moisture in cabinet areas.


9. Check for Allergy Symptoms

  • Assess symptoms in the building's occupants: If people are experiencing respiratory issues like sneezing, coughing, or itchy eyes, mold could be the cause.

  • Note if symptoms worsen in certain rooms: If symptoms seem to get worse in specific areas, check those rooms for hidden mold.


10. Recent Water Events

  • Check for past flooding: If your building has ever experienced flooding, water damage, or roof leaks, there is a high likelihood of mold growth. Make sure to inspect the affected areas thoroughly.
